 Importance of Renters’ Insurance

It’s imperative to always read the fine print in your lease. You may assume that your landlord is liable for damages caused by leaky roofs or broken appliances, but there could be a clause in your lease that negates landlord liability, such as for theft, or injuries to a guest visiting your apartment. Also, your lease may require you to obtain renters’ insurance, especially if you live in an expensive apartment. Regardless of whether or not it’s required, here are some common situations when renters’ insurance can really come in handy.

Guest Injuries, Theft, Natural Disasters, Unnatural Fires of Short Circuit Damage, Damage you Cause Yourself, Other Coverages (including Sewerdrain damage, extended theft coverage and loss of use.

Typical Costs of Renters’ Insurance

The amount of renters’ insurance will depend on the coverage, but even though it has a reputation of being too expensive, the fact is that renters’ insurance usually isn’t as pricey as most people assume. Although rates will differ according to how much property you are covering, the type of coverage you obtain, the deductible amount, and the state you live in, sources such as the Independent Insurance Agents & Brokers of America (IIAB) estimate that the cost of renters’ insurance averages only a few hundred dollars a year for $500,000 of liability coverage and $20,000 of property coverage. Contact Daniel Bentley today at 704-857-9512 if you would like to know more about obtaining renters insurance or for help with all of your insurance needs.

Charlotte NC Real Estate Sales!

Charlotte, NC has fewer real estate property listings than a year ago, but what is on the market is selling faster.  According to the Charlotte Regional Realtor Association, in July 2014, closed sales rose an estimated 6% while real estate inventory fell an estimated 5% from the previous year.

From July 2013 to July 2014, median prices of Charlotte-area homes sold rose 5.5%, and home sellers are currently averaging 95% of their listing price.  According to CNBC, Charlotte’s market stats include a median sales price of $217,350, inventory of 10667 properties, and inventory on the market for an estimated 61 days.

According to a report released by Redfin, sellers are becoming more practical by lowering list prices and negotiating more.  This is good news for real estate investors as they will need to purchase properties at a discount to get high return on investments.  Affordability is key, where prices are increasing by lack of supply.
